CheshireHomes4U was established
in 2003 to satisfy an increasing demand for Rental Property in the
Cheshire area.
Increasing property prices
have meant that more and more people rent property rather than buy,
especially those at the 'entry' level to the property market. Additionally
we have seen a dramatic rise in the number of small business users
who would prefer to stay within a deluxe private property than a
large, impersonal hotel.
Cheshire Homes 4U was set-up
to provide high-quality rental properties to people who require
property lets on a short term basis. The business has now been expanded
after recognising that more and more private individuals are turning
to 'Buy to Let' properties as long-term investments replacing conventional
investments such as Pensions.

The
advent of the ‘Buy to Let’ mortgage and the uncertainty
and volatility of the UK Stock Exchange has led many individuals
to search for investment opportunities within the property market.
The
increased competition within the UK rental property market place
has led to increases in the fee’s charged by UK Estate Agents
for property letting services.
The
average fee charged by an Estate Agent for successfully marketing
your property and securing a lease is one months rent. This could
equate to in excess of £1,500 and the tenant
may only choose to remain in the property for a 6 month term! In
this scenario, the agents fee of one months rent equates to 16.6%
of the total income for that rental term.

operate a flat-fee of just £25 + VAT per month*
payable by standing oirder each month. The property will continue
to be marketed on a monthly basis and the details of any interested
parties in your property will be sent to you on a weekly basis in
your Landlord Update.
This
consistent and continued approach to marketing your property affords
three key benefits:
- There
is less chance that your property will be vacant (i.e. it is marketed
on a monthly basis).

The cost of marketing the property is significantly reduced and
the duration of marketing is significantly improved.

service is tax deductable against any income earned from the property.

Please note that there is a Fee of £25 + VAT initial
administration charge for the creation of your property advert and
loading this onto the site (i.e. £70 + VAT payable in month
1 to add the property then £25 + VAT per month thereafter)...
